A prepayment is an extra principal payment beyond your EMI. Interest stops on the prepaid amount. The meaningful choice afterward is usually: finish the loan sooner at the same EMI, or keep the tenure and cut the EMI.
Tenure reduction vs EMI reduction
Keeping EMI constant and cutting tenure typically saves more interest if cash flow allows. Cutting EMI frees monthly surplus for other goals but leaves interest running longer. EnrichReturns’ Prepayment calculator runs both modes on your outstanding balance.
When prepaying is less attractive
If your emergency fund is thin, loan rate is low after tax considerations, or equity SIPs for long goals are underfunded, prepaying may not be the best use of cash. Run numbers — do not assume “any prepay is always best.”
Process notes
Ask your lender about foreclosure charges (often nil on floating home loans for individuals, but confirm), how to instruct tenure vs EMI change, and statement updates. Tax treatment of interest can change as principal falls — speak to a CA for your case.
